Carolyn and Tim are not only knowledgeable about the area ( Carolyn has lived in Payson and Gila County for over 30 years as well as having the perfect contacts in multiple areas of Arizona)…. and knowing the market as well as who to contact is what makes a deal work for you as a buyer or a seller. They go FAR beyond the extra mile. They both doggedly pursue the elements necessary to close a real estate deal. While Tim is new to my acquaintance, he demonstrated the same elements of professionalism and persistence that I have observed from Carolyn through multiple home sales she has represented me in over the last 2 decades in sales of homes and large developed acreages. You cannot miss with this team! Stay with the experienced and proven folks.

I worked with both Tim and Carolyn in 2009. They both spent a great deal of time explaining the current market and what the trends had been. While they were happy to show my wife and I several properties they also put no pressure on us to buy one. They are very knowledgeable, thorough, and personable. We were treated very well by them. I have recommended them to others already and will continue to do so!

They suggested as sale price$25,000 higher then we expected and we got full asking price in less then three weeks!!! Their advice on what to fix and what to do to make our home show better was excellent. The way they photographed and presented the home on the internet was excellent. They replied to our phone messages either that day or the very next. Carolyn has over 30 years experience in Payson. Tim handled the paperwork and internet all was done in a very professional and courteous manner. I certainly would use them again!!

I was an absentee owner of an inherited property (cabin/summer home) with no knowledge of the local market and very little familiarity with the property itself. I needed to sell the property, which had been vacant for some time, but had no idea where to start, especially as I lived in another state. Carolyn was recommended by a neighboring property owner and I am extremely grateful I was able to work with Carolyn and Tim. Thanks to their expertise and willingness to go the extra mile, the property sold in a short time, and they handled the entire sale for me long distance. They did everything from getting the property cleaned up and ready to be shown, to dealing with lot line surveys and title issues. I had to rely totally on their experience and knowledge of the area and property values, and all other aspects of what is necessary to sell a property, and I was never disappointed. They were wonderful and I can’t thank them enough.

Ok. Carolyn and Tim, incredible to work with. They were our eyes since we came from So CA. Wouldn’t have wanted anyone else. A great partnership. Both individuals were very easy to work with. Great communicators with quick responses. They weren’t at all pushy. They allowed us to wander freely and were willing to arrange numerous visits to the property. We’ve already recommended them to our friends.

Payson is one of the best places to live in AZ. Having camped in the Payson area for the past 7 years, we decided to look for property; and, eventually build a home. We had the pleasure of meeting Tim Ehrhardt in late winter of 2015. Not only is Tim a native of Payson and historian, but a great guy that puts your real estate interests first. On our first meeting he spent, at least, an hour with us to review our criteria and what was currently available. The following months included research, follow conversations; and a pause on our part. We decided to meet up with Tim on following visits, still looking for property. Then in late summer, while looking at a parcel that held high interest, on our part, we passed a street that had a home for sale. We’d never looked at a resale home prior. Stopped in, liked it, but Tim said…”if you like this, there’s a home you really need to see. It’s more ‘you’ and is unique.” Well, he was spot on. Walked into this home and immediately knew this was THE home (not buying a lot any longer). The process was complete, easy and moved right along and we took possession in thirty days. We were thrilled with the professionalism and attention paid to our purchase. He knew us so well and didn’t rush us. We would (and have) recommend Tim to family and friends that are thinking of relocating to Payson. Take advantage of his expertise…you’ll have a great real estate purchase experience, too.

We came to Payson area in September 2012 in a search for a home. We had never been here before and were lucky enough to find Carolyn and Tim. They were both very nice and professional, listened to our wishes and limitations. The next day they took us around and showed us 5 houses in the area. We liked to 3rd one and Carolyn and Tim did all the paperwork, gave us valuable advice and made the whole process smooth and painless. We moved to our new home in November 2012 and have lived here ever since. We are very happy in Strawberry. Thank you very much, Carolyn and Tim!

We had a very pleasant experience with Carolyn Stanley and Tim Ehrhardt. We got their ad in the mail which was very helpful. We were amazed how quickly the process happened. We appreciated so much that Tim drove out to the property when different inspections were done and that he kept us informed by telephone.
